A premier example of L.E.A.D.S.'s capabilities is the firm's work on behalf of Armstrong Development, Inc., the preferred local developer for CVS/pharmacy stores. L.E.A.D.S. provides complete planning, design and entitlement services in support of the drugstore rollout program. Additional services provided by L.E.A.D.S. include civil engineering, utility coordination, and permit expediting.
In-N-Out Burger Restaurant - Phoenix
L.E.A.D.S. conducts due diligence investigations of proposed restaurant sites on behalf of In-N-Out Burgers, Inc. Additional services include securing land use entitlements and permit expediting, utility coordination and preparation of master signage packages. L.E.A.D.S. has performed these services on In-N-Out Burger restaurant sites in Arizona and California.
Albertsons, Inc
L.E.A.D.S. has an extensive history managing due diligence and entitlement projects on behalf of the drugstore and grocery subsidiaries of Albertsons, Inc. This experience extends to work performed for the Osco Drug, Sav-on, and Lucky grocery chains prior to their acquisition by Albertson's, Inc. L.E.A.D.S. has successfully completed projects in Arizona, California, Kansas, Missouri, Nebraska, New Mexico, and Nevada on behalf of this long-time client.
QuikTrip Phoenix Prototype Roll-out
L.E.A.D.S. has been instrumental in the success of QuikTrip Corporation's entry into the Phoenix, Arizona metropolitan market. Prior to the first site acquisition L.E.A.D.S. worked with QuikTrip staff to identify suitable sites and develop acquisition strategies. Subsequent services included due diligence investigations, site planning, entitlement and permit expediting, liquor licensing, and utility coordination on over 36 stores.
SABIS Charter School
Faced with an impending deadline to begin construction or lose a State charter, the developer of internationally acclaimed SABIS Charter Schools engaged L.E.A.D.S. to expedite the land use entitlements and construction permits for the school. L.E.A.D.S. obtained all approvals and permits in time to allow the on-schedule opening of the facility.
Dobbins Ranch (Laveen Village Core)
On behalf of a consortium of property owners, L.E.A.D.S. successfully amended the City of Phoenix General Plan and rezoned approximately 384 acres to allow a combination of commercial and employment uses within the designated Village Core of the Laveen area. L.E.A.D.S. prepared and processed all land use entitlement applications for the project.
Laveen Town Center
L.E.A.D.S. is especially proud of its ongoing work designing the proposed Laveen Town Center project. As presently envisioned, the Laveen Town Center will comprise 318 acres of single- and multi-family residential units, a community park and a pedestrian oriented 35-acre mixed-use commercial, office and residential complex surrounding a village square. L.E.A.D.S. is the prime design and land use entitlement consultant for the project.
